A damp issue at 63 Stert street that we believe may be affected by the surface run off drainage channel that leads towards the wall. The external ground levels on the south side of the building approximate to the internal ground floor levels. The external surfacing on the south side comprises concrete pavers and there are surface water channel drains adjacent the south wall of the building. One section of channel drain runs into the south wall of the building and we unable to determine where this drain discharged to.

It is possible that surface water run-off from the external channel drain is directed towards the south wall of the property. This situation, together with the relatively high ground levels is likely to be causing dampness to the building on the south side at lower levels.
